Putting your home on the market can be a stressful process, especially when you don’t know what to expect. Fortunately, with my experience and this easy to follow guide, you can seamlessly complete the process. Following these steps will help you prepare so you can get organized and sell your home for the highest possible price.

Step 1: MEET WITH YOUR AGENT (hi!)

  • Connect with me to go over your goals with selling your home. Let’s talk motivation, where you’re going next, is there a minimum you have to sell your house for? These are just a few of the questions we will review.
  • If you have a home to sell outside of the southern CA area, great news! I can connect you to a trusted agent in your neck of the woods.

Step 2: PREPARE YOUR HOME FOR THE MARKET

  • Allow me to walk through your property to provide valuable insight on suggestions for any repairs, light cosmetic updates and adjustments.
  • Discuss any staging to ensure your home shows its best in person and online.
  • Create a game-plan : I can provide you with an in depth guide to how I strategically market to the buyers looking for your home. This will include things like targeted social media campaigns, hyper local and global advertising, agent referrals, SEO and more.
  • Create a Home Prep checklist: Once we determine what you would like to have done, I will provide you with a clear timeline on what to expect.

Step 3: STRATEGICALLY MARKET YOUR HOME

  • Determine the price. I will provide you with valuable insight on comparable properties in the neighborhood, current market conditions and best pricing strategies to achieve your goals.
  • Professional photos, video and launch the listing
  • Execute the marketing plan

Step 4: SHOW YOUR HOME

  • Pre-showing checklist will be provided prior to showing your home to the public. This will make sure personal belongings are safely stored and the home is in pristine condition for all showings.
  • Negotiate offers. We will evaluate each offer to ensure the offer is clean and strong with all requirements before countering or accepting. I will guide you through this process.

Step 5: SELL IT!

  • Go under contract
  • Navigate the escrow process. This will include completing required disclosures about the home that you are aware of, and allow the buyer to complete their due diligence investigating the property.
  • Contingencies will be removed by the buyer according to the contract, and I will have a clear timeline created outlining this.
  • Negotiating any request for repairs or credits should anything come up on the buyers inspections. This is not mandatory according to our contract, but good to be aware of should the need arise to move forward with a transaction.
  • Complete closing paperwork to ensure all has been taken care of. This is the time to handle final details such as utility, lawn and any services that need to be transferred or closed.
